Austin Got Humbled

But Austin was too hot. Everyone knew it. Now it's cooling off. I think that's good for people who want to live there. Not just flip houses.

What about 2026? Experts say prices may dip another 2%. Not a crash. Just settling down.

DFW Holds Steady

Dallas-Fort Worth is doing fine. The median home price is around $363,000. That's down about 4% from last year. Not bad at all.

Next year looks flat. Maybe a tiny bump of 0.2%. If you buy in DFW now, your home value should stay stable. That's good news.

Houston Stays Cheap

Houston is still where regular folks can buy a house. The median price is $306,000. It dropped about 2% this year.

Here's what's cool. Houston might actually grow a bit in 2026. Not much. Half a percent. But when other cities are flat or down? That matters.

San Antonio: Best Deal Around

San Antonio has the best prices. The median home costs $278,000. Yes, it's down 3%. It might dip another percent next year.

But think about it. A major Texas city for under $280,000? That's still a solid deal for first-time buyers.


The Big Change: More Homes to Buy

Here's what really changed. Active listings are up over 31% across Texas. That's huge.

More homes for sale means:

  • Room to negotiate prices
  • Time to think before you bid
  • Inspections that don't get skipped

People Keep Moving Here

Folks from California and Florida still move to Texas every day. The population keeps growing even as prices cool off.

Texas has jobs. No state income tax. Lots of space. The weather is hot, but hey, that's Texas.


What Should You Do?

If you're buying: Take your time. This market rewards patience. Get pre-approved first. But don't let anyone rush you.

If you're selling: Price it right from day one. Don't list too high just to test the market. Overpriced homes sit for months. They sell for less in the end.

If you're investing: Suburbs and East Texas still have good rental returns. But run your numbers. Growth isn't guaranteed like before.

Texas real estate isn't crashing. But it's not 2021 either. This is what a normal market looks like. Most of us forgot what normal feels like.
